Access Audits

Reports are undertaken to ensure compliance with the Equality Act 2010 improving accessibility and the working environment for all building users.

Pre-Acquisition Building Surveyors

We provide a detailed understanding of the existing condition of the property, future liabilities prior to the acquisition of the building, whether by purchase or lease. The report will also consider legislative compliance issues, health and safety, energy efficiency and thermal performance.

Development Monitoring

We work on behalf of funders, owners and end users of properties to identify and provide solutions to issues. Our experience in Project Managing many construction projects has provided us with the skills to identify and address potential issues including specification, compliance, quality, time and cost which ensures risks are mitigated prior to them becoming an issue therefore avoiding delays. The reporting methods and formats are developed to suit each individual client’s requirements.

Insurance Reinstatement Cost Assessments

This is required by most UK Insurance Underwriters and is the professional evaluation of a buildings rebuild costs following destruction. Accuracy is crucial to ensure the property is insured adequately. In order to maintain accuracy it is recommended that they are reviewed every 3 years and to save both time and money for client we can combine them with a Building Survey (fee applicable) providing a complete package.

Landlord and Tenant Dilapidations

Dilapidations are a legal process and are contested by landlords and tenants and refer to the tenants alleged breaches of the repair, redecoration or reinstatement obligations contained in a lease. The first step in the process is usually made under a landlords ‘Scedule of Dilapidations’.

There are three types of Landlords schedule, Interim, Terminal and Final

Landlords: We prepare accurate ‘Schedules of Dilapidations” which will stand legal scrutiny and be negotiated and enforced and if required interim ‘Notice of Repair’ on a tenant.

Tenants: We will defend dilapidation claims vigorously by considering if the scope of the schedule is accurate.

Schedule of Condition: This is a formal record of the condition of a building and can be attached to a lease to limit a tenant’s dilapidations liability, and in turn costs, at lease expiry. Additionally these are used in Party Wall work to identify damage following construction work undertaken by neighbouring owners

Defect diagnosis

Reports on historic to modern buildings will identify whether the problem is due to a fault in construction, with buildings materials, or poor design and will advise on the appropriate remedial works required with indicative budget costs. Defects include roofing defects, damp, cracks or bulges and condensation, etc.

Planned Maintenance

We have extensive experience in providing Planned Preventative Maintenance programmes (PPM’s) that identify current; and future maintenance, repairs and replacement to the fabric of the building including the services. The schedules are tailor made to suit the client’s requirements and include accurate costs to enable budgeting to be agreed.

We can convert the schedules in to specifications therefore allowing the tendering process and the implementation of the works.

Specifications and Schedules of Works

We can prepare specifications and schedules of works for various size or values of projects commercial or residential. This will detail in various forms the type of works required and the standard required.

These can be prepared in a drawing format using Autocad with text being included on to the drawings, a single document that lists simply works to be undertaken, where, how and to what quality and standard or as a Full Tender Package for pricing by contractor’s.

These can all be prepared within a contract such as JCT or NEC which we can assist a client within our Contract Administrator or Project Management roles.

Project Management

We offer a tailored solution dependent upon the scale of project and the client’s requirements from contract administration, employer’s agent, clerk of works to a full project management role. Our aim is to work collaboratively with the client and design team to deliver the project on budget, on time and to a high quality using our extensive experience in this field.

We have the experience to provide Feasibility Studies for individual clients to provide them with information to base their decisions and evaluate the project potential for success. This is achieved by investigating the technical, economic, legal resources and financial feasibility.

CDM Principle Designer Services under Construction (Design) Management Regulations 2015

Our extensive design and construction knowledge provides us with the competence to advise on the responsibilities placed on all parties such as principle contractor’s and designers. We can act as Principal Designer for new build, and refurbishment and specialist projects which allows us to impart our knowledge, experience and understanding to all members of the project team. Our processes and actions are undertaken with the aim to exceed current Health & Safety Regulations and Official Guidance.
