Our surveys are all delivered in accordance with the Home survey standard (1st Edition) RICS Professional Statement.

The Home Inspection Report

The Home Inspection Report is a level one survey that is less comprehensive than a level two or three. The surveyor will visually inspect the property and objectively describe the condition of the building, its services and the grounds. The report highlights relevant legal issues and will advise on defects and future maintenance considerations and obvious risks to the building, people or grounds. There are no tests of the building fabric or services undertaken. The report is succinct and written in non technical terminology and provides an assessment of the relative importance of the defects and problems. This survey would suit conventionally built, modern dwellings and not older or complex properties, or those in neglected condition.

Home Purchase Report

Home Purchase Report is a level two survey that is less comprehensive than a level three although more extensive than level one. The survey focusses on assessing the general condition of the main elements of the property with a more extensive visual inspection of the building, its services and grounds although no tests of the building fabric or services undertaken. Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so including but not limited to roof voids, basements and cellars. The report objectively describes the condition of the different elements and provides an assessment of the importance of the defects/ problems into urgent and non urgent categories. The report will provide advise on repairs and ongoing maintenance and include photographs within the report. This level of report suits a broader range of conventionally built properties although will not suit complex buildings e.g extensively extended and altered or unique/ historic properties or properties in neglected condition.

The Full Building Survey

The Building Survey Report is a level three survey that consists of a detailed visual inspection of the building, its services and the grounds and is more extensive than a level two. Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so including but not limited to roof voids, basements and cellars. The services are not tested although they are observed in normal operation; that is to say they are switched on or off and operated where the occupier has given permission and it is safe to do so. The report objectively describes the form of construction and materials used for different parts of the property their condition and an assessment of the relative importance of the defects/problems with photographs. In addition the report will describe the identifiable risk or potential or hidden defects in areas not inspected, propose the most probable cause, outline the likely scope of any appropriate remedial work and explain the consequences of non-repair and recommend priority and likely timescale for necessary work. This level of report will suit any domestic residential property in any condition.

Insurance Reinstatement Cost Assessments

This is required by most UK Insurance Underwriters and is the professional evaluation of a buildings rebuild costs following destruction. Accuracy is crucial to ensure the property is insured adequately. In order to maintain accuracy it is recommended that they are reviewed every 3 years and to save both time and money for client we can combine them with a Building Survey (fee applicable) providing a complete package.

Specifications and Schedules of Works

We can prepare specifications and schedules of works for various size or values of projects commercial or residential. This will detail in various forms the type of works required and the standard required.

These can be prepared in a drawing format using Autocad with text being included on to the drawings, a single document that lists simply works to be undertaken, where, how and to what quality and standard or as a Full Tender Package for pricing by contractor’s.

These can all be prepared within a contract such as JCT or NEC which we can assist a client within our Contract Administrator or Project Management roles.

Project Management

We offer a tailored solution dependent upon the scale of project and the client’s requirements from contract administration, employer’s agent, clerk of works to a full project management role. Our aim is to work collaboratively with the client and design team to deliver the project on budget, on time and to a high quality using our extensive experience in this field.

We have the experience to provide Feasibility Studies for individual clients to provide them with information to base their decisions and evaluate the project potential for success. This is achieved by investigating the technical, economic, legal resources and financial feasibility.

Defect diagnosis

Reports on historic to modern buildings will identify whether the problem is due to a fault in construction, with buildings materials, or poor design and will advise on the appropriate remedial works required with indicative budget costs. Defects include roofing defects, damp, cracks or bulges and condensation, etc.

CDM Principle Designer Services under Construction (Design) Management Regulations 2015

Our extensive design and construction knowledge provides us with the competence to advise on the responsibilities placed on all parties such as principle contractor’s and designers. We can act as Principal Designer for new build, and refurbishment and specialist projects which allows us to impart our knowledge, experience and understanding to all members of the project team. Our processes and actions are undertaken with the aim to exceed current Health & Safety Regulations and Official Guidance.
